Ragan-Smith is working with Urban Story Ventures on a mixed-use redevelopment of an existing 112-acre industrial site. The project scope includes the hardscape, landscape, streetscape and park design of the open spaces, and more.
The proposed development will maintain roughly 40 acres for industrial use and will convert approximately 70 acres into a mixed-use, high-density urban core. In total, the project should take about 20 years to be completely built out, and once finished, it will change the face of Downtown Chattanooga. In the first 10 years, the developers envision about 152,000 square feet of office, 450 residential units and 100,000 square feet of retail and dining space and total construction is expected to be over $3-billion. The current scope for Ragan-Smith entails planning, design, and construction oversight of roughly 5 miles of urban roadway and sidewalk network, 3000 linear feet of an urban canal water feature, and utilities and infrastructure for 29 pad-graded blocks.
This project will be a hallmark project for Ragan Smith Associates and will forever change our firm’s narrative in Chattanooga. The vision of The Bend will re-write the story of what was once Chattanooga’s industrial backbone and will become Chattanooga’s Next Great Neighborhood.
